Residential/Retail Proposal Bumped to 14 Storeys at Danforth
and Birchmount
Revised plans have been submitted to the City of Toronto for
the redevelopment of 468
Danforth Road in Scarborough's Birchmount Park area, now seeking
permission for a 14-storey mixed-use condominium building. Designed by Graziani
+ Corazza Architects for Altree
Developments, the latest plan is an increase from the project’s previous
12-storey plan.

The site is located at 468 through 480 Danforth Road and 509
Birchmount Road, occupying a through-lot at the northeast corner of Danforth
Road and Birchmount Road. The irregularly shaped site spans is currently
occupied by a single-storey commercial plaza and a standalone CIBC branch.
Immediately north of the site is Sadler Parkette, while the surrounding context
transitions from suburban low-rise residential streets to apartment buildings
and neighbourhood retail strips along Danforth Road.

The rezoning application was first submitted in September,
2022 for a 12-storey mixed-use building. The proposal was refined
through resubmissions in September, 2023 and May, 2024, and the acquisition of
509 Birchmount Road expanded the proposed public open space. Further design
iterations included an increase to 15 storeys, culminating in the current
December, 2025 submission, with Bousfields having
submitted this updated Zoning By-law Amendment application on behalf of the
developer.

The proposal would introduce a single 14-storey mid-rise
building rising to 58.9m, 8.4m taller than the earlier 12-storey plan submitted
in 2022. The building would frame Sadler Parkette to the north, with wing
extensions to limit shadow impacts and improve transitions to adjacent open
space. Compared with the earlier courtyard-style configuration, the revised
massing places greater emphasis on active park-facing frontage.
The project has grown from 452 to 526 condominium units, and
a Gross Floor Area of 39,911m², up from 34,405m² previously, resulting in a
Floor Space Index of 5.94 times coverage of the 6,892m² parcel. Residential GFA
would now total 38,848m², paired with 1,563m² of ground-floor retail space, up
from 402m² in 2022, now intended to accommodate a full-service grocery tenant.
Amenity space has also been expanded, with 1,129m² of indoor and 1,347m² of
outdoor amenity areas.

The unit mix comprises 240 one-bedroom, 233 two-bedroom, and
53 three-bedroom suites, increasing the share of larger units. There would be
five elevators, or one for every 105 units, an improved ratio from the three
elevators previously proposed.
Two parkland dedications totalling 754m² would expand and
enhance Sadler Parkette. A 545m² dedication at 509 Birchmount Road would be
paired with a 209m² on-site dedication at the northeast corner of the
property.

Below grade, two underground garage levels would accommodate
341 vehicular parking spaces, comprising 211 resident spaces, 129 visitor
spaces, and one space dedicated to other uses, a reduction from the 398 spaces
previously proposed. Bicycle parking has increased to 396 spaces, including 358
long-term and 38 short-term spaces, up from 340 spaces in the original
submission.
The site benefits from frequent TTC bus service along both
Danforth Road and Birchmount Road. Scarborough GO station is located
approximately 1.7km to the northeast, while Warden station on Danforth Line 2
is about 2km to the west.

Development activity is accelerating across the surrounding
area. To the north, 3431
St Clair Avenue East is proposed at 12 storeys, while westward, plans
include a 27-storey tower at 673 Warden and 685 Warden featuring
five towers ranging from 17 to 49 storeys. Southwest, proposals at 250 and 300
Danforth Road would rise 10 and 12 storeys, respectively. To the
northeast near Scarborough GO station, larger-scale projects are planned
at 614
Danforth Road with a 33-storey tower, 375 Kennedy
Road with seven towers from 8 to 48 storeys, and the Scarborough
Junction Master Plan, which outlines 14 towers ranging from 19 to 58
storeys.
