Councillor's Update on Sun Valley Condo Development, 468 Danforth Road

An amendment was recently requested by the developer for 468 Danforth Road (Sun Valley location) to add two stories for a total height of 14 stories and increase the retail space to 1563 sqm.  

The amendment passed at Scarborough Community Council.

The SJC has lobbied in the past for improved streetscape and additional retail space.  Originally, only 450 m2 retail space was proposed but with the advocacy of the SJC this amount was increased to about 700 m which would have held a medium sized grocery.  The increase to 1563 m2 of retail is a significant increase.

The details on the latest proposal for 468 Danforth Road provided by the councillor's office are below:

  • Number of Buildings: 1
  • Storeys: 14
  • Residential GFA: 39,282 sqm
  • Non-residential GFA: 1,563 sqm
  • Amenity GFA: 2,476 sqm
  • Number of Units: 524
    1. 1-bed: 237
    1. 2-bed: 232
    1. 3-bed: 55
  • 340 parking spaces
    1. 211 for residential use
    1. 28 for residential visitors
    1. 100 for retail use
    1. 1 for institutional/ other use
  • 394 bicycle parking spaces

There will also be 754sqm of parkland dedication as part of the proposal (545 sqm at 509 Birchmount Road to expand the Sadler Parkette, and 209 sqm at the northeast corner of the site). This amount is based on the requirements prescribed by the city for parkland dedication.

As for 3431 St. Clair Ave E, from what staff know, the application is inactive as they have not received a new submission, and the last set of documents are from 2024.
